Prices
- Prices are inclusive of VAT and follow the rule of low/middle and high season.
- The minimum stay is 4 nights, except for the middle and high season, which requires a stay of 6 nights.
- Easter time, Christmas time and New Year's Eve are considered as middle season.
FACILITIES INCLUDED IN THE RATE
- Bed linen, towels, kitchen linen (changed weekly) and pool towels upon request.
- Water, electricity and gas.
- Wood for fireplace.
- Children's bed and high chair available for free upon request.
- Use of the swimming pool (open from May to September).
- Wi-Fi Internet connection.
FACILITIES NOT INCLUDED IN THE RATE
- Heating upon request € 2,50 /h (based on consumption).
- Air conditioning in the rooms € 0.60 per hour (based on consumption).
- Pets allowed with an extra charge € 5,00 per day.
- Compulsory final cleaning € 130.00.
- Optional daily cleaning € 12.00 per hour.
- Upon arrival guests will be asked to leave a € 300 cash deposit, which will be returned upon departure after inspection of the house in case no damages to the rooms or the furnishings are reported.
- The tourist tax is € 2.00 per day for 7 days. The following are exempt: children under 14 years old, university students with a valid ID card, and people who are not self – sufficient with medical certificate and someone to accompany them.
RULES
- The number of guests staying at the house cannot exceed the maximum number allowed, with the exception of children aged under 3.
- Guests must have some form of personal identification document.
- The owners reserve the right to access the house for essential maintenance services.

We kindly ask for your cooperation in contributing to energy savings by paying attention to your small daily actions:
- turn off lights when they are not needed,
- use air conditioning only when necessary (the temperature should not be lower than 24°),
- use the washing machine and dishwasher only when fully loaded,
- when using the heating, it is recommended not to exceed 20° and to switch it off during the night or when you are not at home.
Check-in and check-out
- Check-in is usually scheduled on Saturdays between 3 pm and 7 pm. In case you are going to be late or need to make changes, please call Manuela as soon as possible at 0039-328-562-5989.
- Guests must leave the house in good condition within 10 am on Saturdays.
- Upon arrival guests will be asked to leave a 300 € cash deposit, which will be returned upon departure after inspection of the house in case no damages to the rooms or the furnishings are reported.
- Guests' personal data will be registered upon arrival and forwarded to the local security authorities as required by Italian law.

Terms of payment
- On confirmation of reservation, guests must make a down payment equal to 30% of the total rental price.
- The final balance shall be paid within 28 days prior to the rental time.

Cancellation Policy
- In case of cancellation of reservation, the following penalties will be charged:
- 30% of the total price will be retained if the reservation is cancelled up to 28 days before the scheduled rental time;
- 60% of the total price will be retained if the reservation is cancelled between the 28th and 10th day before arrival;
- 100% of the total price will be retained if the reservation is cancelled between the 9th and actual day of rental.
Complaints
Any problems must be brought immediately to the attention of the owners for swift resolution.
